This site presents a large, ‘brownfields’ style development opportunity towards the western edge of Northbridge. The client explored various development proposals, including medium and higher density residential options.

The resultant development concept is informed by analysis of and responses to the surrounding physical conditions and external market conditions. It will deliver a highly desirable ‘missing middle’ townhouse style dwelling on a central, inner urban site. The proposal includes 28 elevated townhouses, a shared podium carpark and ‘sleeved’ commercial ground-floor tenancies to the street.

Conceived as a village, the townhouse types are organised around pedestrian laneways and courtyards. This durable landscaped setting is dotted with casual seating opportunities for social connection. Proposed dwellings abutting the right-of-way vary in scale, finish and depth, enhancing the quality of this public space and the wider precinct. The proposed development includes environmental initiatives designed to achieve a 5 Star Green Star equivalent rating.

Setbacks allow light and air. The courtyards, terraces and balconies benefit from generous internal landscaping, natural daylight and northern aspect and blur the line between inside and out. Cross ventilation and appropriate solar shading strategies are built into the planning and design.
