Fairway Apartments comprise 26 one-bedroom and two-bedroom apartments over six storeys, plus a mezzanine level. During the detailed briefing process, it was proposed that a price-sensitive option was most suitable in this location.
Proximity to the University of Western Australia and the QEII Medical Centre are attractive to young professionals and students. The development also affords local Nedlands residents an opportunity to downsize within their neighbourhood.
The orientation of the development allows all apartments a street-facing northern aspect, with uninterrupted views from their balconies and main living areas. Apartments are accessed via naturally ventilated, day-lit ‘bridges’ to the south.
These circulation elements offer privacy through landscaping and multi-storey voids. The single-loaded apartment type allows all apartments to be fully cross-ventilated by the prevailing south-westerly breeze.
The existing site conditions included a number of valued mature trees. Their importance is acknowledged in the design response, with screening elements and setbacks created to maximise tree retention
