Sage Apartments was conceived to respond directly to its site context. The building incorporates form and materials to communicate a very local aesthetic that complements and enhances the existing precinct. The development elegantly respects the established streetscape, while also responding to the planning framework that anticipates higher densities across the Broadway precinct.

The building incorporates climate-sensitive building design, energy and water-efficient fixtures and fittings, effective water management systems, double glazing, long-lasting and low-maintenance brickwork, solar panels, natural lighting and ventilation, orientation, efficient lighting control systems, and drought-tolerant landscaping.

The design concept provides generous voids through common areas, to allow for natural light and cross ventilation to penetrate these areas and limit the need for artificial lighting and air conditioning. The development promotes the use of the stairs and creates strong pedestrian connections to the street, to encourage walking for short trips. More broadly, there is a strong focus on community building through the provision of high-quality shared spaces and lower-level access stairs and courtyard/atrium spaces.
